This Is How You Fit 3 Homes in a Narrow Lot in Fishtown.

In Fishtown, developers are building as many new homes as they can fit into the area. In East Kensington, they’re building homes on some very narrow lots and on little streets. On the 1400 block of Emerick St., which is more like an alley that leads to Miller Street, developers Brickstone Group LLC is building three new homes at 1410-14 Emerick St. Before this project they were just vacant lots on this easily missable block in East Kensington. Brickstone Group LLC is also involved in a project on the 2200 block of Coral Street.

The developers purchased the lots less than a year ago, and now they’re offering three homes for sale for a range of prices. The largest home has 2,600 sqft of space, 4 bedrooms, and 3.5 bathrooms, and is listed for $469K. A skinnier version comes with 1,750 sqft, 3 bedrooms, and 3.5 bathrooms, and listed for $384K. In the ongoing projects section of the developers page, it’s said that these homes offer a “wide open first floor living space, open air finished lower level and city skyline views from private roof decks. These homes feature hardwood floors through-out, vaulted ceiling in master bedrooms, ceramic tiled bathrooms and a modern custom kitchen with sleek all wood cabinets, quartz countertops & Stainless Steel Appliances.” The homes have a rear yard just off the kitchen which gives you ample outdoor space. There will be pre-construction pricing with ability to customize. The homes will feature High Performance closed cell foam Insulation, high efficiency HVAC & Energy star doors, windows and appliances, so the energy bills should be very reasonable for whoever ends up buying these homes. All homes will also qualify for 10 Year City Tax Abatement.

It will be interesting to watch this project being developed. These homes are unique compared to the other projects being built by developers. If you are in the market for a new home, I suggest you check these out.

Eight New Homes Coming to N3RD St.

You can’t even take a stroll down the block without seeing construction happening in Northern Liberties. Eight more homes are being built at 609 N. 3rd St. The development company Bellagio Homes are the ones in charge of this project, and they are already underway. They have eliminated the second half of a surface parking lot around N. 3rd St. and started building the homes.


After construction, four new homes will be fronting Bodine St. and four more will be fronting 3rd St. All of the homes will have rear parking which will be accessed by a drive-aisle on 3rd St. The homes will offer a living area of 3800 sq ft and have 4 bedrooms with 3 full bathrooms and 2 half bathrooms. The homes will also come with a basement in each.


Starting from the bottom of the home, there is a private 2 car garage. Then, from there, you can enter the media room with its own powder room and storage closets.  The 1st floor has wide plank flooring thru-out and features a spacious living room with great open views. The contemporary gourmet kitchen has top-of-the-line appliances and a sleek island along with a charming dining area and balcony. Awesome New Townhouses Are Coming to Old City.

Northern Liberties isn’t the only place that’s seeing action when it comes to construction. Old City is about to get three new, contemporary mansions right across the street from the Betsy Ross House at 240 Arch st. The foundations for these homes have already been poured, and construction is underway. This project has been dubbed the Ross Luxury Townhomes, and They will “reinvent the meaning of a luxurious city-living lifestyle” according to their website.

The homes are being built just blocks from the oldest residential street in the country, Elfrethis Alley, and is adjacent to The Betsy Ross House. Old City is known for its “beauty, central location and stability of the neighborhood,” and in an area with much historical significance, it is no wonder that these homes will offer the best of the best for its deserving owners.

The homes offer a full finished basement and boasts exceptional garage space. The second floor features a two story dining room with a large expanse of glass overlooking the green surrounding the Betsy Ross House.
