Tons of Changes Coming To Fairmount.

Over the years, the 400 block of Fairmount has seen some major changes take place. Callahan Ward built three homes in a deep lot at 444-48 Fairmount Ave. They’ve managed to get an extra home in the project by orienting the homes toward a drive-aisle instead of the street. Another three homes are now under construction at 414 Fairmount Ave. That’s going to be three homes on Fairmount, two triplexes on Wallace Street, and eight parking spots from what we can tell.

That is not even the end of it. The Trans-Atlantic building is finally being converted into apartments. So far, the homes have started to spring up on 5th Street, and some demolition is taking place at the warehouse building. The people behind this project are PRDC Developers and on the website for the project, you can find renderings and floorplans of what’s on the way. You can also find that twenty five townhomes are priced in the mid-$500s, and forty-one apartments are going to be created in what’s left of the warehouse building.

This will be an amazing residential conversion that will change this block dramatically when it’s all done. The future’s looking bright for this section of Northern Liberties.

Six New Homes Coming To Trenton Avenue.

Trenton Stables is the name of the new six home project being built at the intersection of Blair Street and Trenton Avenue. AGA Developers are the ones behind the construction on this “flatiron-shaped” parcel. These are the same developers that have been building the Frankford Square project for the past few years. The homes are replacing a one-story building that was once a stable back in the day. Ironic isn’t it? We must say that it is a drastic improvement than what was there before.

Four homes are now framed out and will be finished by June according to the project website. These four homes will have a pretty standard layout, with a garage in the back facing Blair Street. According to the project website, “Home features include black-diamond brick exterior, rear garage, finished basement, gourmet kitchen with stone countertop, 4th floor master suite, roof-top deck, an open floor plan with hardwood flooring throughout. Buyers will be able to customize all finishes!” The remaining homes are still waiting to be framed. These will be much more unusual because the lot narrows to a point.

Don’t think there is still plenty of time left to purchase one of these townhouses. According to OCF Realty, “Three of the homes are already under agreement but the “corner” home is still available.” Even though it is oddly shaped, it will have 3,300 sqft of interior space along with parking. The homes are pricing fairly high near the 500’s but that should not be an issue to interested parties. Once this project is done, it will bring life back to the area.

New Homes Are Rising Near Konrad Square Park

Konrad Square Park is a beautiful patch of green space in Fishtown a fair distance away from Girard Avenue. With the temperatures rising and things blooming once again, it’s always a great experience to walk through here during this time of year.

2243 Tulip St. is one of the two projects you see making progress here. It’s a stuccoed three story home that at some point in the last couple of years, got demolished. The project even seemed to stall out. Last year, the front of the property was down to two stories of plywood, but now, you can see a new three story home has been framed out in its place. The developers of this project are the Z Home Group. Although, it hasn’t been listed yet, you can bet that this new construction right on the park should fetch a strong price, and be gone quickly.

Next is the 2300 block of Tulip St. Here, we see that an old yellow two-story home at 2311 Tulip St. has been taken down. One home is under construction in its place and another one is being built on the adjacent vacant lot. The lots are each only 12.5′ wide, making the homes on the skinny side. Even if that’s the case, this area and nearby East Kensington have proven again and again that even if the homes are skinnier than most, the buyers still seem to come out of thin air.

The Old Edward Corner Building Will Make Way for Tons of New Apartments.

At the corner of Delaware Avenue and Shackamaxon Street lies the old Edward Corner building. The place is owned by Core Realty, and for years people have been wondering if if they were planning to bring the building back to life.

 

Back in 2010, Plan Philly did story which described a preliminary plan to renovate the building and open a diner on the ground floor. It seems those plans were long forgotten. The rendering looked very promising. As you can see below, the diner would’ve been on the first floor with space above which could be used for things like building apartments. It even shows the preservation of the ghost signs which would have been pretty cool.

After an upcoming Fishtown Neighbors Association zoning meeting, the developers presented a plan for a twelve-story building with 180 apartments and retail. Twelve townhomes will also be included in the project along with a ton of parking. Unfortunately, that would mean the end of the Edward Corner building.

Since this project is only in the planning stages, there will definitely be more information forthcoming on this project. Let’s hope that the existing building can be incorporated into the redevelopment plans somehow.

A passenger pulled a knife out on a SEPTA driver on the 23 bus after the driver asked the passenger to clear the aisle. He is wanted for aggravated assault on a SEPTA driver.

 

Philly cop gets arrested for the second time after his supervisor catches him in his marked police cruiser with THREE flat tires. That wasn’t all either, he was also reeking of alcohol and his eyes were bloodshot. His hearing is scheduled for April 13th. It is likely that he won’t be getting his job back.

 

The new “Joe’s Steaks” in Tacony used to have a racist name. The cheesesteak shop was formerly known as “Chink’s”, and old fans are outraged by the name change. Read more about why the name change occurred here.

New Condos At Race Street Square.

A new four-story building has appeared on the 100 block of Race Street over the past few months. It has been dubbed Race Street Square, and it is a quadplex that is replacing a surface parking lot at 138 Race St.

A few of these four condo units are still on the market. The prices range from $369K for a 1 bed/1.5 bath unit to $439K for a 2 bed/3 bath unit. They’re in a great area too. Located just down the street is the wonderful Race Street Pier which is just past the Race Street Connector. That’s not all either. The surrounding blocks have all the things that Old City is known for like bars, restaurants, galleries, places to shop and much more. It’s even far enough away from the hustle and bustle of Market Street, so the block is pretty quiet. Outside of the traffic across the street at bridge and Patco of course.

Just around the corner at Front & Quarry is a six-condo project that has progressed nicely. Unlike the project on Race Street, these homes will have parking for each unit. While each of these units will have a view of the bridge like those on Race Street, they’ll also have a view of the surface parking lot in the foreground as well. We look forward to seeing the outcome of these projects.

Old City Is Getting More Luxurious Mansions.

When you think of Old City, you think of historic looking buildings, not modern mansions. But now, everywhere you look you see big and expensive homes rising from out of no where. Construction has been moving along on seven mansions on Church Street, four mega-homes on Walnut Street, and three huge ones near 3rd & Arch. All of these projects have large homes, high prices, and designs that make them stand out from the other historic architecture of the neighborhood.

You may think that this area has met its capacity on large homes, but you’d be wrong.  Eight new homes will be built at 230 Race St., a project called Bread Street Estates that we’ve mentioned before. Revolution Development Group is behind the project. They are the same developers renovating a mixed-use building on the 1500 block of Frankford Avenue. The project on Race Street is clearly of a different kind. According to their website, “These homes will contain luxury finishes, including Pella windows, Seimatic kitchens, Bertuzzi professional appliances, a home automation system, and other luxurious finishes necessary for today’s buyer. Each four bedroom, 3.5 bath, 4 story townhouse will have a private garage and a basement. The end units on Race St. will have 2 car garages. Each home will be approximately 2750 square feet.”

Twenty-two new high-end homes are coming to this neighborhood in a rather short time period. Several surface parking lots have been taken out of the equation in the process. Will the demand for so many luxury homes in the same neighborhood hold up?
