Tons of Changes Coming To Fairmount.

Over the years, the 400 block of Fairmount has seen some major changes take place. Callahan Ward built three homes in a deep lot at 444-48 Fairmount Ave. They’ve managed to get an extra home in the project by orienting the homes toward a drive-aisle instead of the street. Another three homes are now under construction at 414 Fairmount Ave. That’s going to be three homes on Fairmount, two triplexes on Wallace Street, and eight parking spots from what we can tell.

That is not even the end of it. The Trans-Atlantic building is finally being converted into apartments. So far, the homes have started to spring up on 5th Street, and some demolition is taking place at the warehouse building. The people behind this project are PRDC Developers and on the website for the project, you can find renderings and floorplans of what’s on the way. You can also find that twenty five townhomes are priced in the mid-$500s, and forty-one apartments are going to be created in what’s left of the warehouse building.

This will be an amazing residential conversion that will change this block dramatically when it’s all done. The future’s looking bright for this section of Northern Liberties.

Six New Homes Coming To Trenton Avenue.

Trenton Stables is the name of the new six home project being built at the intersection of Blair Street and Trenton Avenue. AGA Developers are the ones behind the construction on this “flatiron-shaped” parcel. These are the same developers that have been building the Frankford Square project for the past few years. The homes are replacing a one-story building that was once a stable back in the day. Ironic isn’t it? We must say that it is a drastic improvement than what was there before.

Four homes are now framed out and will be finished by June according to the project website. These four homes will have a pretty standard layout, with a garage in the back facing Blair Street. According to the project website, “Home features include black-diamond brick exterior, rear garage, finished basement, gourmet kitchen with stone countertop, 4th floor master suite, roof-top deck, an open floor plan with hardwood flooring throughout. Buyers will be able to customize all finishes!” The remaining homes are still waiting to be framed. These will be much more unusual because the lot narrows to a point.

Don’t think there is still plenty of time left to purchase one of these townhouses. According to OCF Realty, “Three of the homes are already under agreement but the “corner” home is still available.” Even though it is oddly shaped, it will have 3,300 sqft of interior space along with parking. The homes are pricing fairly high near the 500’s but that should not be an issue to interested parties. Once this project is done, it will bring life back to the area.

New Homes Are Rising Near Konrad Square Park

Konrad Square Park is a beautiful patch of green space in Fishtown a fair distance away from Girard Avenue. With the temperatures rising and things blooming once again, it’s always a great experience to walk through here during this time of year.

2243 Tulip St. is one of the two projects you see making progress here. It’s a stuccoed three story home that at some point in the last couple of years, got demolished. The project even seemed to stall out. Last year, the front of the property was down to two stories of plywood, but now, you can see a new three story home has been framed out in its place. The developers of this project are the Z Home Group. Although, it hasn’t been listed yet, you can bet that this new construction right on the park should fetch a strong price, and be gone quickly.

Next is the 2300 block of Tulip St. Here, we see that an old yellow two-story home at 2311 Tulip St. has been taken down. One home is under construction in its place and another one is being built on the adjacent vacant lot. The lots are each only 12.5′ wide, making the homes on the skinny side. Even if that’s the case, this area and nearby East Kensington have proven again and again that even if the homes are skinnier than most, the buyers still seem to come out of thin air.

New Apartments Coming To Columbia Ave.

The Fishtown Neighbors Association recently supported plans to bring 17 units and ten parking spots to a vacant lot at 1133 E Columbia Ave stretching all the way to Earl Street. The plans were recently approved by the Zoning Board a couple of weeks ago and are designed by Harman Deutsch. When this project originally came before FNA last fall, it didn’t get support, but the shedding of a few of the units and a couple of design changes got the community behind the project.

It’s hard to miss the widespread development happening in just about everywhere you look in Fishtown. It is amazing to see the number of blocks where a new development is occurring or just recently finished up. According to OCF Realty some of the projects include, “the mixed-use project at Girard & Shackamaxon that brought apartments on the upper floors with Palm Tree Market on the ground-floor;  the French brasserie Girard that opened on the ground-floor of a mixed-use building at Marlborough; and across the street from that a former auto supply store has been fixed up and made much prettier.” That’s just to name a few.

The seventeen-unit project on Columbia Ave in conjunction with the Earl Street project will bring 31 new apartments and homes to the area. All we see is dollar signs when thinking about the influx of new customers coming to this commercial corridor.

More New Development In Northern Liberties.

If you were to drive around Northern Liberties you would see new developments at various levels on so many blocks. There is a trend of consistent development in the neighborhood. It’d be hard to walk more than a block or two before seeing a development that’s under five years old.

A smaller project is at 410 Green St., a new single family home thats being built. The lot is just a corner parcel for now which serves as a small parking lot. It’s where Green Street intersects with N. Lawrence street. Silk City is also around the corner as well. The Northern Liberties Neighbors Neighbors Association supported plans recently for a home with a garage, designed by Harman Deutsch.

Just across the street from the new development, a proposal to knock down the Color Reflections warehouse at 413 Green St. was struck. According to OCF Realty, they plan to, “build ten new homes, with four fronting Green and the rest facing Wallace.” In January, workers were inside the main Color Reflections building at 4th & Green working to convert it into apartments, and across the street at the northwest corner, a building was recently demolished to make room for ten new homes that will eventually rise there.

New Condos At Race Street Square.

A new four-story building has appeared on the 100 block of Race Street over the past few months. It has been dubbed Race Street Square, and it is a quadplex that is replacing a surface parking lot at 138 Race St.

A few of these four condo units are still on the market. The prices range from $369K for a 1 bed/1.5 bath unit to $439K for a 2 bed/3 bath unit. They’re in a great area too. Located just down the street is the wonderful Race Street Pier which is just past the Race Street Connector. That’s not all either. The surrounding blocks have all the things that Old City is known for like bars, restaurants, galleries, places to shop and much more. It’s even far enough away from the hustle and bustle of Market Street, so the block is pretty quiet. Outside of the traffic across the street at bridge and Patco of course.

Just around the corner at Front & Quarry is a six-condo project that has progressed nicely. Unlike the project on Race Street, these homes will have parking for each unit. While each of these units will have a view of the bridge like those on Race Street, they’ll also have a view of the surface parking lot in the foreground as well. More Awesomeness is Coming to Fishtown.

After years in the works, the New Kensington Community Development Corporation finally joined forces with Postgreen Homes to collaborate on a mixed-housing development known as Awesometown. The site is located on the 400 block of Moyer Street, and the plan is to build 14 townhomes in two phases. The homes will include sustainable elements like solar thermal capacities, improved rainwater collection abilities and they will seek LEED Platinum certification. The first phase of the project will include 8 town homes on the 400 block of Moyer St., followed by Phase 2, which will be six more homes with Thompson Street addresses. Six of the homes have sold to date, including four of the homes marked for affordable housing. Postgreen Homes uses the pre-sale of unbuilt houses to leverage with banks when developing new projects.

The Awesometown website has a full description of this project. It says that it is,

“A unique collaboration between Postgreen Homes and New Kensington Community Development Corporation (NKCDC). These 14 homes located in the heart of Fishtown boast the latest in modern design and sustainable construction. We are happy to be one of the first projects in the city where a local, sustainable developer has partnered with a non-profit CDC in a collaborative effort to provide eco-friendly housing to its friends and neighbors. Additionally, NKCDC will be providing financial assistance to four income qualified buyers, making it possible for everyone to live in Awesometown.”

Postgreen is already known for its green projects like the 100K House, and the 2.5 Beta House.  According to OCF Realty, It was Postgreen’s “role to create a team that could take the foundation of a project that was already in place in theory, and design a fitting home and sell it to the bank on paper. For that, they turned to ISA Architects.” They also mention that Phase 2 of this project is sort of dependent on the success of Phase 1. Builders are conducting all necessary site work right now. They are pouring foundations for the 14 homes, sidewalks and driveways. Building is planned to begin this winter, and the first homes should be delivered by the middle of 2015.

The listing for the homes expired in December after a year on the market at a sale price of around $2.4M. According to OCF Realty, “Across the six homes, there’s twenty-five bedrooms, nine full baths, and five half-baths.” it seems that these homes are set up to be rentals. With a 7% cap rate these listings might be attractive to the right buyers, but for now, it looks like the current owners are sticking around. You can still snag one of these units. At least one of the units is still available for rent for $2,400 per month.
