Developers Are Getting Busy at 3rd & Poplar!

Nine, four-story homes have risen at 3rd & Poplar next former home of the Ortelibs Brewery. Back in the fall of 2011, plows began chomping the earth here along the 800 block of N. American St. Worked stopped abruptly and it looked like that project would be abandoned. In late 2012 however, new owners purchased the property for $1.1M, and by the end of 2013, buildings had started to rise.

The project has been dubbed Liberty Estates by developers Space & Company. The homes start at $1,050,000, but despite the high price points, a few of them are already under agreement/sold. Even the least expensive units have 3 bedrooms, 3.5 bathrooms, and around 4,500 sqft of living space according to the project page.

Around this time last year, developers were engaged in the community process to demolish a shopping center on the west side of 3rd Street and build 26 new units in its place. Since then, the old shopping center was razed, and 26 units are under construction at last.

As if that wasn’t enough, there is also a four-story building nearby on the 200 block of Poplar St. That is a lot of investment and building going down in the immediate vicinity. All this is happening right in the heart of Northern Liberties, close to parks, good eating, and not to mention shopping too. Things don’t seem to be slowing down in the least.

Six New Homes Coming To Trenton Avenue.

Trenton Stables is the name of the new six home project being built at the intersection of Blair Street and Trenton Avenue. AGA Developers are the ones behind the construction on this “flatiron-shaped” parcel. These are the same developers that have been building the Frankford Square project for the past few years. The homes are replacing a one-story building that was once a stable back in the day. Ironic isn’t it? We must say that it is a drastic improvement than what was there before.

http://www.ocfrealty.com/naked-philly/fishtown/trenton-stables-two-thirds-framed

http://www.ocfrealty.com/naked-philly/fishtown/trenton-stables-two-thirds-framed

Four homes are now framed out and will be finished by June according to the project website. These four homes will have a pretty standard layout, with a garage in the back facing Blair Street. According to the project website, “Home features include black-diamond brick exterior, rear garage, finished basement, gourmet kitchen with stone countertop, 4th floor master suite, roof-top deck, an open floor plan with hardwood flooring throughout. Buyers will be able to customize all finishes!” The remaining homes are still waiting to be framed. These will be much more unusual because the lot narrows to a point.

Don’t think there is still plenty of time left to purchase one of these townhouses. According to OCF Realty, “Three of the homes are already under agreement but the “corner” home is still available.” Even though it is oddly shaped, it will have 3,300 sqft of interior space along with parking. The homes are pricing fairly high near the 500’s but that should not be an issue to interested parties. Once this project is done, it will bring life back to the area.

New Homes Are Rising Near Konrad Square Park

Konrad Square Park is a beautiful patch of green space in Fishtown a fair distance away from Girard Avenue. With the temperatures rising and things blooming once again, it’s always a great experience to walk through here during this time of year.

2243 Tulip St. is one of the two projects you see making progress here. It’s a stuccoed three story home that at some point in the last couple of years, got demolished. The project even seemed to stall out. Last year, the front of the property was down to two stories of plywood, but now, you can see a new three story home has been framed out in its place. The developers of this project are the Z Home Group. Although, it hasn’t been listed yet, you can bet that this new construction right on the park should fetch a strong price, and be gone quickly.

Next is the 2300 block of Tulip St. Here, we see that an old yellow two-story home at 2311 Tulip St. has been taken down. One home is under construction in its place and another one is being built on the adjacent vacant lot. The lots are each only 12.5′ wide, making the homes on the skinny side. Even if that’s the case, this area and nearby East Kensington have proven again and again that even if the homes are skinnier than most, the buyers still seem to come out of thin air.

We are excited to see the progress of the construction projects here, and can’t wait until they are finished.

The Old Edward Corner Building Will Make Way for Tons of New Apartments.

By: Jarek Cotto

At the corner of Delaware Avenue and Shackamaxon Street lies the old Edward Corner building. The place is owned by Core Realty, and for years people have been wondering if if they were planning to bring the building back to life.

Back in 2010, Plan Philly did story which described a preliminary plan to renovate the building and open a diner on the ground floor. It seems those plans were long forgotten. The rendering looked very promising. As you can see below, the diner would’ve been on the first floor with space above which could be used for things like building apartments. It even shows the preservation of the ghost signs which would have been pretty cool.

http://www.ocfrealty.com/naked-philly/fishtown/edward-corner-building-coming-down

http://www.ocfrealty.com/naked-philly/fishtown/edward-corner-building-coming-down

After an upcoming Fishtown Neighbors Association zoning meeting, the developers presented a plan for a twelve-story building with 180 apartments and retail. Twelve townhomes will also be included in the project along with a ton of parking. Unfortunately, that would mean the end of the Edward Corner building.

Since this project is only in the planning stages, there will definitely be more information forthcoming on this project. Let’s hope that the existing building can be incorporated into the redevelopment plans somehow.

New Apartments Coming To Columbia Ave.

candy factory

By: Jarek Cotto

The Fishtown Neighbors Association recently supported plans to bring 17 units and ten parking spots to a vacant lot at 1133 E Columbia Ave stretching all the way to Earl Street. The plans were recently approved by the Zoning Board a couple of weeks ago and are designed by Harman Deutsch. When this project originally came before FNA last fall, it didn’t get support, but the shedding of a few of the units and a couple of design changes got the community behind the project.

http://www.ocfrealty.com/naked-philly/fishtown/apartments-will-rise-on-columbia-ave-near-girard

It’s hard to miss the widespread development happening in just about everywhere you look in Fishtown. It is amazing to see the number of blocks where a new development is occurring or just recently finished up. According to OCF Realty some of the projects include, “the mixed-use project at Girard & Shackamaxon that brought apartments on the upper floors with Palm Tree Market on the ground-floor;  the French brasserie Girard that opened on the ground-floor of a mixed-use building at Marlborough; and across the street from that a former auto supply store has been fixed up and made much prettier.” That’s just to name a few.

The seventeen-unit project on Columbia Ave in conjunction with the Earl Street project will bring 31 new apartments and homes to the area. All we see is dollar signs when thinking about the influx of new customers coming to this commercial corridor.

You don’t have to walk far in Northern Liberties to stumble upon new projects being built. The Franklin Court Townhomes at 7th and Fairmount are but only one development in this hub of new constructions. These modern townhomes boast a spacious, open layout along with 2,475 sqft of living space and start at $450,000. They have 3 levels of space with 3 bedrooms and 3 bathrooms. The kitchen is exquisite, and it even comes with the option to select cabinets and countertops ranging from Dark Sable or White Maple cabinetry to Granite or Quartz counter tops. The kitchen even has an island for additional counter space.

There are 2 bedrooms and 1 bathroom located on the second floor along with a laundry closet. On the third lies the beautiful master suite which has ample closet space and large windows to allow natural light to flood the room.  If you think no expense was spared now, wait until you see the master bathroom. It features a stall shower and double sinks and beautiful fixtures that give it a most luxurious feel. Also located on the third floor is a wet bar complete with sink and cabinets and a roof deck perfect for indoor or outdoor entertaining.

As if all that wasn’t enough, the homes offer unparalleled to public transportation, public highways and Center City. It is also close to multiple recreational parks within walking distance of the homes. There is even a variety of shopping and restaurant options close by. These homes are another welcome addition to the area. Hopefully, we don’t see a slowdown in development anytime soon.

New Condos At Race Street Square.

http://www.ocfrealty.com/naked-philly/old-city/race-street-square-appears

http://www.ocfrealty.com/naked-philly/old-city/race-street-square-appears

By: Jarek Cotto

A new four-story building has appeared on the 100 block of Race Street over the past few months. It has been dubbed Race Street Square, and it is a quadplex that is replacing a surface parking lot at 138 Race St.

A few of these four condo units are still on the market. The prices range from $369K for a 1 bed/1.5 bath unit to $439K for a 2 bed/3 bath unit. They’re in a great area too. Located just down the street is the wonderful Race Street Pier which is just past the Race Street Connector. That’s not all either. The surrounding blocks have all the things that Old City is known for like bars, restaurants, galleries, places to shop and much more. It’s even far enough away from the hustle and bustle of Market Street, so the block is pretty quiet. Outside of the traffic across the street at bridge and Patco of course.

http://www.ocfrealty.com/naked-philly/old-city/race-street-square-appears

http://www.ocfrealty.com/naked-philly/old-city/race-street-square-appears

Just around the corner at Front & Quarry is a six-condo project that has progressed nicely. Unlike the project on Race Street, these homes will have parking for each unit. While each of these units will have a view of the bridge like those on Race Street, they’ll also have a view of the surface parking lot in the foreground as well. We look forward to seeing the outcome of these projects.

Six Row Homes For Sale Across From Liberty Lands

http://www.ocfrealty.com/naked-philly/northern-liberties/bundle-of-row-homes-not-actually-for-sale

http://www.ocfrealty.com/naked-philly/northern-liberties/bundle-of-row-homes-not-actually-for-sale

By: Jarek Cotto

If you’ve been around Liberty Lands Park in Northern Liberties lately, you may have noticed 6 row homes up for sale at 918-24 N. American St. What makes these homes interesting isn’t their unique architecture or because they’re new (because they’re not), it is the fact that they are all up for sale together. That’s right, you can grab them all for one price!

http://www.ocfrealty.com/naked-philly/northern-liberties/bundle-of-row-homes-not-actually-for-sale

http://www.ocfrealty.com/naked-philly/northern-liberties/bundle-of-row-homes-not-actually-for-sale

Most of the homes are to the west fronting Liberty Lands, and only one actually faces American St. Since there are no homes across the street, they get plenty of natural light. They even come with eleven parking spots in the back. Plus, who wouldn’t want a beautiful park right in front of their home?

http://www.ocfrealty.com/naked-philly/northern-liberties/bundle-of-row-homes-not-actually-for-sale

The listing for the homes expired in December after a year on the market at a sale price of around $2.4M. According to OCF Realty, “Across the six homes, there’s twenty-five bedrooms, nine full baths, and five half-baths.” it seems that these homes are set up to be rentals. Here’s the full description on Unit #F from Zillow,

“ Four Bedrooms and two and Half Baths in the Heart of Northern Liberties. Looks onto Liberty Lands Park. Walk to Everything. One block to 2nd Street and Piazza. This property also includes up to 2 off street parking areas plus space for scooters and motorcycles right in front of this home. Open Kitchen, Living Room and Dining area with plenty of natural light make this spot amazing. Check it out today. Property has recently been detailed and looks awesome.”

With a 7% cap rate these listings might be attractive to the right buyers, but for now, it looks like the current owners are sticking around. You can still snag one of these units. At least one of the units is still available for rent for $2,400 per month.

The FCC will make a vote on net neutrality in February. If it is approved, it will turn internet service providers into a public service, and not everyone is for that.

Want to know what’s in store for Philly in 2015? Well, check out this list.

The body of missing college student Shane Montgomery was found in the Schuylkill River on Saturday. The student went missing on Thanksgiving Eve after leaving Kildare’s Irish Pub around 1:45 a.m. His family made a tearful statement after a dive team recovered their sons remains.

An Indonesian man tried to board a plane at Philadelphia International Airport on December 19 carrying two concealed blades under his shirt. He tried to make a connection to another plane heading to Miami, but TSA workers noticed two lumps under his shirt. Upon more investigation, the knives were found inside of an empty highlighter and the other in pen. The Department of Homeland Security has gotten involved and is seeking to take him into custody.

Driving is going to get a little more expensive. Tom Corbett enacted Act 89 last year which is the transportation funding law. It will raise the state’s tax on gasoline wholesalers by 9.8 cents per gallon.

Temple is trying to build a $100 million stadium, and a lot of people think it is a mistake. Find out more below.
