A 27 Home Project Could Be Coming to Fairmount.

Vacant lots and unused industrial spots are abundant in Northern Liberties. There never seems to be a shortage of places to build around here. 312-30 Fairmount Ave. is one of the latest projects from developer David Perlman who proposed 27 homes, each with parking last month to the NLNA. One major piece of feedback received was to cut the height of the homes down to 38 feet.

There are a few old warehouse buildings on Fairmount Ave. and 4th St. that are included with this property. According to OCF Realty, “members of the NLNA wondered whether developers could salvage one section, a brick element of the property on the east side that includes carriage doors that run nearly to the top of the building. Adaptive reuse would certainly be an attractive aesthetic, but we’re not certain that approach would work for this project.”

We expect Perlman to reappear in front of the NLNA soon with some tweaks to the plan. This time around, the changes are going to be much less significant than the last time this property came before the community. Developers from the Klein Company proposed a 108-unit project here last spring. A 27 home project is a major difference from one involving 108 apartments.

Industrial use is moving out of the area while residential is on the rise. When a project finally is approved here, it will join a number of new projects occurring right now at the bottom of the block, along North 3rd like Bellagio project, nine new homes on the 600 block of N. 3rd Street. Another is a Perlman project down at the northwest corner of 3rd & Brown where five new homes have been built. Last but certainly not least is the biggest project in the area, the conversion of the Transatlantic building on the 400 block of Fairmount and a bunch of new homes around it. We don’t see construction coming to a halt here any time soon.

More Plans for Construction on Hancock Street.

The 800 block of N. Hancock Street has seen the rise of many interesting buildings. There’s a mix of new construction and adaptive reuse going on in this area. Now, you can add two more to the new construction list. The Northern Liberties Neighbors Association has just recently supported plans to build two single-family homes located at 817 N. Hancock St. which would replace a one-story building.

The homes are designed Fusa Designs, and will join the other unique looking buildings in the neighborhood, like the three-story brick homes that have checkered ground-floor garages. Even though they may not stand out immensely in terms of looks, they will in terms of dimensions. According to OCF Realty, “One of the homes will be wide and shallow while the other will be skinny and deep.” That is all because of the the oddly shaped lot upon which they’ll be built.Project rendering

This blocks industrial roots remain strong and are still apparent throughout. Just across the street from the lot is another one-story garage designed with a white and blue mosaic theme. On each side of the building there are what used to be industrial buildings that look like they’ve been converted to residential use. You can also spot a bunch of stucco facades just to the south of the block.

There has been so much change happening in this block over the years. Every unit on this N. 800 block of N. Hancock Street has changed hands in the past 10 years, according to the OPA. That just shows  how much change this block has seen and mirrors many parts of the neighborhood. You can expect at least a couple more transactions in the near future. According to OCF Realty, “The current owners of 817 N. Hancock St. are now trying to sell their project with plans and NLNA support.” If you want to build a pair of homes in Northern Liberties, the property can be yours for just under $315K.

Almost Four Dozen Homes to be Built on Front Street.

The 700 block of Front Street has seen some great changes in the past few years. Four new homes on the northwest corner of Front & Fairmount are underway. There had been a community garden at this site for a while, but now there’s a row of uniquely shaped homes. The corner home has already been sold, and two others are  listed at $550K which is actually a pretty good deal for new construction in Northern Liberties.

There are some additional homes under construction to the north of this development. It was a large vacant lot before, but now a row of homes have risen in its place. In between the finished homes and the framed ones there’s a new row of foundations which will support even more row of homes.

According to OCF Realty, “this project is supposed to include a third row of homes to the north, on the other side of Olive Street. To date, no construction has started on those homes.” They speculate that the reason is because the developers may want to sell that part of the project to someone else rather than build it themselves. The land is for sale currently, along with approved plans to build eight more homes for $1.28M. There’s definitely an opportunity here for developers.

Almost four dozen new homes on Front street will be built with these projects combined, along with the other projects going on to the north. That doesn’t even include the hundreds of apartments over the two Pennthouse buildings at Front & Brown. With rapid development constantly happening in every nook and cranny in Northern Liberties, it’s a wonder that there are still even spots left to build on.

Developers Are Getting Busy at 3rd & Poplar!

Nine, four-story homes have risen at 3rd & Poplar next former home of the Ortelibs Brewery. Back in the fall of 2011, plows began chomping the earth here along the 800 block of N. American St. Worked stopped abruptly and it looked like that project would be abandoned. In late 2012 however, new owners purchased the property for $1.1M, and by the end of 2013, buildings had started to rise.

The project has been dubbed Liberty Estates by developers Space & Company. The homes start at $1,050,000, but despite the high price points, a few of them are already under agreement/sold. Even the least expensive units have 3 bedrooms, 3.5 bathrooms, and around 4,500 sqft of living space according to the project page.

Around this time last year, developers were engaged in the community process to demolish a shopping center on the west side of 3rd Street and build 26 new units in its place. Since then, the old shopping center was razed, and 26 units are under construction at last.

As if that wasn’t enough, there is also a four-story building nearby on the 200 block of Poplar St. That is a lot of investment and building going down in the immediate vicinity. All this is happening right in the heart of Northern Liberties, close to parks, good eating, and not to mention shopping too. Things don’t seem to be slowing down in the least.

Over the weekend, the Archdiocese of Philadelphia announced the closing of 3 churches. These churches include Incarnation of Our Lord Church which is said to require $263,000 to repair masonry, Our Mother of Sorrows and Holy Savior Church. The archdiocese said in a statement, “This formal, canonical designation means that the churches will no longer serve as worship sites and will close as Roman Catholic churches.”

A liquor privatization bill might actually pass in Pennsylvania this time around. You may be thinking, “I’ve heard this before.” See why it has a chance of becoming a reality.

It’s no secret that Philadelphia school teachers face overwhelming challenges in trying to educate their students. Teachers have had to spend money from their own pockets for supplies. In this latest example of the extreme lack of funding our schools face, teachers are using duct tape to make wiffle balls out of. More here.

Tons of Changes Coming To Fairmount.

Over the years, the 400 block of Fairmount has seen some major changes take place. Callahan Ward built three homes in a deep lot at 444-48 Fairmount Ave. They’ve managed to get an extra home in the project by orienting the homes toward a drive-aisle instead of the street. Another three homes are now under construction at 414 Fairmount Ave. That’s going to be three homes on Fairmount, two triplexes on Wallace Street, and eight parking spots from what we can tell.

That is not even the end of it. The Trans-Atlantic building is finally being converted into apartments. So far, the homes have started to spring up on 5th Street, and some demolition is taking place at the warehouse building. The people behind this project are PRDC Developers and on the website for the project, you can find renderings and floorplans of what’s on the way. You can also find that twenty five townhomes are priced in the mid-$500s, and forty-one apartments are going to be created in what’s left of the warehouse building.

This will be an amazing residential conversion that will change this block dramatically when it’s all done. The future’s looking bright for this section of Northern Liberties.

Six New Homes Coming To Trenton Avenue.

Trenton Stables is the name of the new six home project being built at the intersection of Blair Street and Trenton Avenue. AGA Developers are the ones behind the construction on this “flatiron-shaped” parcel. These are the same developers that have been building the Frankford Square project for the past few years. The homes are replacing a one-story building that was once a stable back in the day. Ironic isn’t it? We must say that it is a drastic improvement than what was there before.

Four homes are now framed out and will be finished by June according to the project website. These four homes will have a pretty standard layout, with a garage in the back facing Blair Street. According to the project website, “Home features include black-diamond brick exterior, rear garage, finished basement, gourmet kitchen with stone countertop, 4th floor master suite, roof-top deck, an open floor plan with hardwood flooring throughout. Buyers will be able to customize all finishes!” The remaining homes are still waiting to be framed. These will be much more unusual because the lot narrows to a point.

Don’t think there is still plenty of time left to purchase one of these townhouses. According to OCF Realty, “Three of the homes are already under agreement but the “corner” home is still available.” Even though it is oddly shaped, it will have 3,300 sqft of interior space along with parking. The homes are pricing fairly high near the 500’s but that should not be an issue to interested parties. Once this project is done, it will bring life back to the area.
